Common Problem Areas of Roofing Systems

Your roofing can suffer from many issues over the years. Some are quite easy to identify while others will need the help of professionals. Keep your roof in good shape with regular inspections of the following parts. Then hire qualified roofing contractors to complete proper repairs or replacements.

Shingles

Shingles offer great protection but are prone to their own issues such as discoloration and curling. Missing or broken shingles can cause rotting, holes and other damage. Discoloration warns of a roof leak that can grow into a gaping hole in your ceiling. Curling is due to a lack of ventilation, high nails, or poor fastener installation. They invite water seepage, missing shingles, water, snow and ice. These are a direct route to rot.

Fascia

Fascia is the front board along your roof line right under the roof edge. It acts as a layer between the edge of the roof and the elements of the outdoors—especially water. It blocks the entrance of water into the structure. Look for signs of rot or damage caused by moisture. Contact a roofing contractor immediately for a roof repair or replacement.

Soffit

This is the surface beneath the overhanging section of a roof eave or below the fascia and rafters.

Vented soffit has small holes to circulate air and draw heat and moisture away from the house. It ventilates the attic and prevents rot in the sheathing and rafters. It regulates the temperature in your attic and the rest of your home. Look for cracks, holes and rot to avoid intrusion of water, insects and small animals.

Flashings

Flashings seal roof edges, perimeters, penetrations, walls, valleys and drains. They are used to seal breaks in the roof covering where water may enter. They deteriorate due to weather and oxidization, but can also come loose. They are prime areas for leaks, so beware.
